I lived in a rented home for roughly 6 years with no complaints whatsoever. Upon giving a 60 notice, you were charged 0 upon a fourteen Day Breach Notice for cars being parked upon a weed alonside a home which had been there for 5 years, with no time to remedy. Upon a lapse of a {content} out of 0 deposit, all things charged were not finished as well as you have pics to infer such. How do you go about sueing them? They have been located in a opposite county than a home itself. We cleaned, painted, had all carpets professionally spotless as well as supposing receipts, put weed seed down where a cars were parked, as well as edged a yard. The usually things left deficient was cleaning a stove, b/c you simply longed for it. We left an upon top of operation x-ray oven in sell for 0 off rent.
On a gernal you perceived from them you had .50 credit for over a year.
They charged:
Breach Charge: 0.00
Rent Dedeuction charged back/Microwave: 0.00
Electricity not upon 3 days past wlak thru: .00
Water not left upon 3 days past travel thru: .00
Cleaning: 0.00
Lawn Maintenance: .50
Reinspection Fee: .00
Document Shredding: .00
Total: Exactly 0 – a volume of a deposit
Please help!
The runner cleaning as well as painting, all you did was compulsory by a skill government association in sequence to get a deposition back… Otherwise, you would not have finished it.

First, contact the management company, tell them you do not agree with the charges, and tell them to refund your deposit. If that doesn’t work, then sue them in small claims court. Small claims court is very easy. In some states, you can sue for treble damages (i.e. triple) for wrongful withholding of security deposit.
You’ll need to consult your local laws to determine which county court to sue, and how to make effective service of process. More than likely, your local courthouse has self-help literature that can guide you.
sounds like he padded all charges talk to housing authority in your area to see what needs to be done but it sounds like a small claims issue
The list you gave does not add up to $170 so I don’t know what you was really taken.
Some of these fees are standard, you lived in the unit 7 years. I wouldn’t expect to get anything back on the security deposit. However, there are some bogus fees so take them to small claims court = utilitiies, reinspection, document shredding.
In the future, if you live in a place an extended period of time do normal cleaning but unless you paint the walls a different color or make serious damage – don’t paint, don’t steamclean the carpet, don’t fix the lawn, etc. You are going to get charged for these things either way. In addition, a landlord is almost always going to have the unit professionally cleaned after you move out.
